Property Administrator
Maintenance Manager

Property Administrator

Responsibilities:

  • Prepare Offers to Lease as well as negotiate Lease terms either direct with clients or through Real Estate Agents for Industrial, Retail and Condo properties
  • Renegotiate lease renewals with existing tenants
  • Prepare legal documents for Assignment of Lease re: sale of businesses  (deal with Lawyers and clients)
  • Prepare & type Agreements of Purchase and Sale (Condominiums)
  • Acceptance of Offers to Purchase (upon approval from Executive Member of Company)
  • Acceptance of Offers to Lease (upon approval by Executive Member of Company)
  • Preparing Statement of Accounts and all relevant documentation required by the company lawyer for issuance of Small Claims
  • Reviewing all costs involved in Statements to ensure they are warranted (including going to court regarding same)
  • Key contact with Bailiff and responsibility of the laying of Distress and or locking out tenants and posting termination of the lease
  • Assisting with tenants moving into leased space
  • Create Status Certificates regarding condominiums.
  • Interacting with the lawyers and preparing closing documents and statement of adjustments regarding Agreements of Purchase and Sale.
  • Review and set up data required by accounting of rental breakdown of individual tenants
  • Approval of monthly rent rolls
  • Collecting of rents
  • Review and approval of tax bills and assessments plus tax appeals
  • Key contact for tenants, responding to any of their inquiries
  • Answer phones as required
  • Support the development and implementation of  performance management and measurement processes.
  • Coaching and ensuring adherence to company’s policy, guidelines and practices.  

Requirements:

  • Completion of a University/Business/Legal Degree/Diploma
  • Direct Industry experience in a fast paced environment (5 years industry experience).
  • Proven track record in preparing, negotiating and closing Leases
  • Effective change initiator and implementer.
  • Effective decision making abilities.
  • Bilingual Mandarin or Cantonese is a definite asset.
  • Demonstrated leadership effectiveness and ability to provoke and manage organizational change.
  • Demonstrated effective ability to advise, coach and counsel senior and operational management on a variety of people related issues.
  • Strong legal background in Property Development and Management.
  • Effective planning and organization skills and experience. Ability to manage significant work load including conflicting priorities.
  • Ability to effectively manage, coach and support team members.
  • Knowledge of and ability to use standard office computer user applications, e.g. MicroSoft Office Word, PowerPoint, Excel, Spectra an asset 
  • Ability to develop, maintain and manage effective relationships with internal and external customers and suppliers.

Details:

  • The environment is fast paced and subject to changing priorities driven by customer demands. The nature of the work may dictate that the individual work at a keyboard for a prolonged periods of time
  • Up to 75K per annum.

Maintenance Manager

Responsibilities:
  • Establish, implement and maintain a total maintenance system
  • Perform root cause analysis to identify causes of machine breakdowns (downtime analysis) and make recommendations to fix problem/issue
  • Responsible for developing an effective and functional Preventative Maintenance system
  • Responsible for administration of asset management system (MP2)
  • Responsible for Maintenance portion of 7i system and provides leadership and direction for MRO stores
  • Conduct gap analysis of maintenance systems at all facilities
  • Work with Engineering/Quality/Production departments to provide input on equipment design and ensure quality standards are met and maintained
  • Participate in continuous improvement activities that enhance quality and efficiencies
  • Provide expertise in reducing cost of maintenance
  • Arrange training for employees both on floor and in classroom on maintenance safety
  • Oversee training, skill development and apprenticeship programs
  • Develop a strong supplier base
  • Conduct supplier on site visits
  • Involved in equipment purchases and components
  • Provide support for each division with major or difficult situations
  • Works with facilities to develop a maintenance reporting system
  • Develop equipment standards and strategies for future expansion
  • Ensure maintenance standards are consistent between facilities and that best practices are shared
  • Any other reasonable request made by management.
  • Contributes to a safe, clean and comfortable work environment that complements the Occupational Health and Safety Act by ensuring the principles of the 5S discipline (simplify, separate, sanitize, standardize and support) are supported and adhered to.
  • Ensures he/she is in full compliance with the laws of Ontario and/or any other province or state, while representing the Company or during the use of any Company provided equipment.

Requirements:

  • Recognized technical trade certificate - Licensed as an Engineer, Industrial Electrician or Maintenance Millwright, with a minimum of 5 years progressive leadership/supervisory experience.
  • Practical knowledge based on a minimum of 7 years work related experience in manufacturing/automotive industry.
  • Ability to read circuit diagrams and blue print drawings, ability to work with SPC.
  • Mechanically inclined with strong knowledge of hydraulic, pneumatic machinery, automation, electronic, electrical and PLC's.
  • Sound knowledge of industrial safety procedures.
  • Very good understanding of Canadian Standard Association and Ontario Electrical Code Book.
  • Strong understanding of TS16949 and ISO 14001 requirements.
  • Excellent communication skills, including written, verbal and presentation.
  • Strong people management skills to lead, direct and coach employees.
  • Effective problem solving and decision making skills.
  • Ability to prioritize work in order to handle multiple tasks and changing priorities
  • Computer skills, e.g. MS Word, MS Excel, GroupWise, MS Project, MP2 and CMI software.
  • Mathematical and mechanical aptitude.
  • Ability to gather, analyze and determine best solution.
  • Ability to interact with all employees at all levels within the organization.
